A carpenter’s eye.
A clear plan for your next move.

I’m Tim Ringland, a Winnipeg Realtor with Real Broker and a journeyman carpenter. My background in construction shapes how I look at a home—and the advice I give you when buying or selling.

Buying with me: I look beyond the finishes to help you assess workmanship, understand a home’s layout, and explore its renovation potential. We’ll talk through what an update could involve and which questions to take to an inspector or specialist, so you have a clearer picture before making an offer.

Selling with me: I help you decide what’s worth doing before listing. Through Sell Ready, I bring construction knowledge and project coordination to the preparation, from our first walkthrough to getting your home ready to show.

PREPARE WITH PURPOSE. SELL WITH A PLAN.

SELL | READY™

Before you pick up a paintbrush or commit to a renovation, let’s decide what your sale actually needs.

My Sell Ready program pairs real estate strategy with trades expertise. Core, Boost, and Max offer different levels of preparation, selected around the property, market, and your priorities.

01 / THE FOUNDATION

Core.

Make the home feel cared for and ready to show.

  • Touch-ups and minor finishing repairs
  • Cleaning, decluttering, and room flow
  • Exterior presentation
A starting point for every preparation plan.
02 / TARGETED UPDATES

Boost.

Focus on changes buyers will notice.

  • Paint and drywall improvements
  • Curb appeal and exterior finishes
  • Fixtures and unfinished details
A focused scope, shaped by the market.
03 / A BIGGER OPPORTUNITY

Max.

Explore substantial work when the potential supports it.

  • Kitchens, bathrooms, or flooring
  • Basement living space
  • Layout and functionality
Evaluate the scope, cost, and timeline first.
PART OF MY FULL-SERVICE REAL ESTATE APPROACH

You pay the trades. I coordinate the work.

I help plan the preparation, line up the trades, and coordinate the schedule as part of my full-service real estate approach. You pay the trades directly. The scope, responsibilities, and any applicable fees are explained before you agree to proceed.

A clear scope. A practical plan. A coordinated approach.

The right plan may be modest. Work is evaluated for each home; improvements and sale outcomes aren’t guaranteed.

BEFORE YOU LIST

Three good questions.

Who pays for the work, and how are you paid?

You pay the trades directly. For Sell Ready listing clients, I help plan and coordinate preparation as part of my real estate service. The scope and any applicable fees are explained before you agree to proceed. A general trade connection is separate from listing project coordination.

Do I need to renovate before I sell?

That’s a decision to make after looking at the home and your goals. Start with a conversation about condition, timing, and the local competition before choosing any work.

How do I know which Sell Ready path fits?

Begin with a discussion and a look at the home. The preparation scope should reflect the property, your timing, and the market—not a package chosen in advance.
